I want to get an appraisal on a single family home in Lakewood CO. It looks like your fee is $650. Can the buyer and seller be present when the appraiser visits the property? How much time does the appraiser need on-site?

The appraiser typically spends about 30 to 45 minutes on site depending on the property. If they only want to be present to ensure they are doing a walk-through that is fine. If they want to be present to try to tell them things to influence them to get a higher or lower value or try to be a on-site negotiator or what have you that is probably not going to work. They would also have to be very flexible on timing and be able to go when the appraiser can schedule it. It is already pretty difficult to schedule a property inspection with multiple properties so we tend to only have a little bit of flexibility when scheduling appointments to try to meet other people there.
